Strata Titles

1. What is A Strata Title?

A title is produced for each unit / lot for any multi-storey building that has it units sold. These Units are known as lots.

For example :- Flats, apartments, condominiums, Townhouse and shophouses.

2. What is Jadual Petak?

Under Section 6 (1) Strata Management Act 2013, developers can not sell the parcels without filing Schedule plot in advance to the Commissioner of Buildings. Table box contains: -

  1. Site plan, floor and markings such as Section 9 AHS
  2. Petak, matrimonial property and accessory compartment
  3. JUBL certificate that can be subdivided scheme
  4. Certification Architect / Engineer that the building / land parcels will be built according to approved plans.

3. Why do we need Strata Titles?

To protect the interests of the buyer as proof of ownership for transaction purposes.

For example :- Transfers, mortgages, leases, and inheritance division.

4. Who is responsible for enforcing the failure of developers / landlords apply for strata titles at the completion of the super structure?

Director of Lands and Mines (PTG) of the State concerned.

5. What is a Certificate of Sijil Formula Unit Syer (SiFUS)?

SiFUS is an acknowledgment by the PTG State as a precondition to strata title applications. Typhus will be issued by PTG State after the original owner / developer to resolve the terms of the land.

6. At what point does the formula unit can be determined on the basis of the shares of the new issuance of strata titles workflows?

Based on the concept of a new workflow, formula predetermined unit shares after the approval of building plans.

7. Pindaan Akta Hakmilik Strata 2013 has been issued in connection parts management corporation. Where the proprietor / management corporation may make a recommendation regarding the management of this corporation?

Plot owner / management corporation may make inquiries directly to the Commissioner in accordance with degazetted Building Strata Management Act 2013.
